This department is taken care of by Mr Ronald Vrooman, born in Rotterdam, the Netherlands, in 1960 and qualified Lawyer (Leiden University) since 1987.

After graduating from university, he has worked in various positions in the public sector and various companies in the private sector, before becoming manager of ERDAM real estate management company in Rotterdam, the Netherlands, with 2400 units in management.

After working for some time in this area, he established RONMER in 1996 in it’s current form.

HOW DOES  RONMER WORK?

RONMER works as practical lawyers, meaning that we will do everything to solve your problem without going to court. The Spanish legal system, and especially in the regions we are working, is compared to Western Europe extremely slow and rather expensive. If, however, it has to be, we will pass your case on to one of the barristers we work with and work for. We take pride in the fact that we have passed on very few clients for a court-case over the years. 

Buying a Property in Spain
Buying a property in Spain is not the same as buying in your own country. That is why you need someone who has got experience in the real estate business. Many real estate agents claim you do not need a lawyer to act on your behalf or tell you their lawyer will take care of everything. After more than 10 years of experience we can only advise you to let somebody work for you AND FOR YOU ONLY. This can save you thousands of Euros and will not be as expensive as it would be in your own country. See it as an INVESTMENT IN SECURITY, which will pay for itself.

 

Buying New Construction

In the case of buying a newly constructed house you need our help more than ever. Everyone has read the horror-stories about houses being built in non-construction zones, plots being too small for the size of the house etc.

We can make sure you can build the house you want on that particular plot, that the licenses are in order and guide you through all the stages of building and payments.

After the house is finished we make sure your property is inscribed in the Land Registry Office, do the declaration to the “Catastro” (which is not the same as the Land Registry Office) and make certain that no legal obligations concerning your house are omitted.

 

Making a Spanish Will

When you buy or already own a house in Spain, we highly recommend you to make a separate Spanish will, even if you have a will made out already at home.

Even though we are all in the Common Market, it will save your heirs a lot of trouble and time if they can go to the notary with a Spanish will, instead of running around, gathering papers from your home country and having them translated.

The Spanish will can be made out for your Spanish assets only and is, compared to most other European countries, relatively cheap.

We can help you prepare the will and will come with you to the notary where it will be signed.

 

Starting a Limited Company

When you want to start a business in Spain it might be advisable for you to do this by creating a Limited Company (Sociedad Limitada). 

Of course, as in every country, the main reasons for doing this are to pay less taxes and/or to reduce your personal liability.

Once you have decided to start an S.L. you have to decide the number of shares for every share-holder (there have to be at least two). Then, we will apply for the name of your choice, establish the capital and a description of the activities of the S.L.

When all this has been decided, the notary will draw up a "escritura de constitucion" which will be inscribed in the "Registro Mercantil" in Alicante or Valencia.  

Most people think that establishing an S.L. is rather costly, but the costs normally do not have to exceed 1,000 Euro. 

The minimum CAPITAL is, at the moment, 3,000 Euro.

 

Constitute a Limited Company to buy a house?

A frequently asked question is, if it is advisable to constitute a Limited Company to buy a house. The advantage would be that you would not have to pay capital gain tax when you sell the property, because you would not sell the property itself but the S.L. Apart from the fact that we believe that this advantage will not last for many years, there is another reason we cannot advise anyone to buy their house this way: 

if you want to sell the house you have to find someone who will want to buy the S.L. as a whole.

 

Selling Your Spanish Property

Whether you want to sell your house privately or with the aid of an estate agent, it is still recommendable to use a legal specialist, if you do not want to be surprised by the different rules and regulations, applying to selling a property in Spain.

Our actual work, compared to when you buy a house, is not so much different, but, again, is done with YOUR INTEREST IN MIND.

We make sure that you do get what you should and if you have paid a tax-retention (an obligation for most non-residents selling a property) you get back as much as you should.
